A door spec sheet — sometimes called a cut sheet or submittal sheet — is the single document that determines whether a project goes smoothly or generates costly field surprises. Yet many contractors and designers skip straight to the price. This guide walks you through every section of a typical aluminum door spec sheet so you can evaluate performance claims, catch spec gaps before ordering, and protect your margin on every job.

What Is a Door Spec Sheet and Why Does It Matter?

A door spec sheet is a standardized technical document that captures every performance, dimensional, and material attribute of a door system before it is manufactured or installed. It matters because it is the legal record of what was ordered, the reference document for code compliance, and the benchmark for installation tolerances. On impact-rated projects in Florida and other coastal states, the spec sheet is also the submittal document reviewed by the Authority Having Jurisdiction (AHJ). A missing or vague spec sheet is the number-one cause of code-board rejections and costly reorders.

What Are the Major Sections of a Door Spec Sheet?

Every well-structured spec sheet follows a predictable anatomy. Understanding each section in sequence prevents misreadings and missed requirements.

1. Product Identification Block

Located at the top of the sheet, this block captures the manufacturer name, product line or series name, model or SKU number, and the revision date. Always check the revision date — manufacturers update sheets when ratings change, and installing a product to a superseded sheet voids warranty and may fail inspection.

2. System Configuration Table

This table defines available configurations: number of panels, opening direction (inswing/outswing), stacking options (left, right, center), and whether the system is a single-, double-, or multi-track design. For bi-fold doors, this section will specify minimum and maximum panel counts (typically 2–8 panels) and total system widths. For sliding glass doors, it will note the number of active versus fixed panels and stack direction.

3. Dimensional Tolerances

This section lists the rough-opening requirements (width × height), frame depth, sill profile height above finish floor, and wall-thickness range. Always cross-reference these numbers with your structural drawings before ordering. A sill that is 1.5 inches taller than what the architect drew will require a recess in the concrete or a ramp detail — both are change orders.

4. Thermal Performance Block

This is the section most contractors misread. It contains U-factor, Solar Heat Gain Coefficient (SHGC), and Visible Light Transmittance (VT), each reported as a whole-product (fenestration) value, not just the center-of-glass value. Whole-product values are always worse (higher U-factor, different SHGC) than center-of-glass values because they account for the frame and edge-of-glass conductance. If the spec sheet only shows center-of-glass values, treat the performance claims with caution.

5. Structural Performance Block

Structural performance is reported as a Design Pressure (DP) rating in pounds per square foot (psf), split into positive pressure (wind pushing in) and negative pressure (wind pulling out). This value is what AHJs verify against the project's wind-load analysis. Some sheets also list an Air Infiltration rating (cfm/ft²) and a Water Infiltration rating (psf at which water penetration begins).

6. Glass Specification

Glass specs include nominal thickness, makeup (monolithic vs. laminated vs. insulating unit/IGU), interlayer type (for impact glass), and any coating (Low-E, reflective). This section is critical: a system rated for impact with 6mm laminated glass is not equivalent to one using thinner or un-laminated glass, even if the frame is identical.

7. Hardware and Finish Schedule

This section lists handle sets, locking mechanisms, hinges or pivot hardware, and available finish options. On premium aluminum systems, finish is specified by RAL color code or anodize class.

8. Certification and Listing Block

Lists third-party test reports (AAMA, ASTM, Miami-Dade NOA, Florida Product Approval number). This is the section the building department will stamp. If this block is blank or references only internal testing, the product may not be accepted for permit.

What Do the Key Performance Specs Actually Mean?

The following metrics appear on nearly every aluminum door spec sheet. Here is what each number means and what to look for.

U-Factor

U-factor measures the rate of heat transfer through the entire door assembly, expressed in BTU/(hr·ft²·°F). Lower is better. A U-factor of 0.30 or below is considered thermally efficient for aluminum-framed systems. SHGC measures how much solar radiation passes through the glazing into the conditioned space, on a scale of 0 to 1. In Florida and other hot climates, building codes (IECC Climate Zones 1–2) typically require SHGC ≤ 0.25 for large glazed openings. Low-E coatings on the inner lite of the IGU are the primary means of achieving low SHGC without reducing visible light. Check that the SHGC on the spec sheet matches the specific glass package being ordered, not a generic value for the frame system.

Design Pressure (DP) Rating

Design Pressure is the structural wind-load capacity of the door system in pounds per square foot (psf), tested to ASTM E330. The rating has two components: positive DP (wind pressing the door inward) and negative DP (wind pulling outward, the more demanding condition for outswing doors). A product rated DP +40/-50 can withstand 40 psf inward pressure and 50 psf outward pressure. Florida's High-Velocity Hurricane Zone (HVHZ) — Miami-Dade and Broward counties — requires products with Miami-Dade Notice of Acceptance (NOA). Projects elsewhere in Florida need a Florida Product Approval (FL#). Always match the DP rating to the project's site-specific wind analysis, not just a generic "hurricane rated" claim.

Air and Water Infiltration Ratings

Air infiltration is measured in cubic feet per minute per square foot of frame area (cfm/ft²) at a specified pressure differential. AAMA requires ≤ 0.3 cfm/ft² for casement and sliding products. Water infiltration is the pressure (psf) at which water first penetrates the system, tested per ASTM E331 or E547. Higher water infiltration ratings mean the system manages wind-driven rain at higher wind speeds — important for coastal and elevated installations.

Panel Limits and Maximum Spans

Every multi-panel system — bi-fold, multi-slide, or storefront — has a published maximum panel width, panel height, and total system width. Exceeding these limits voids the structural rating. For bi-fold doors, individual panel widths typically range from 18 inches to 36 inches per panel, and total system widths can reach 24–32 feet depending on panel count and structural framing. Glass Thickness and Makeup
